How does a dehumidifier help after a leak?
Stopping the leak and removing standing water is only the first part of drying a property. Water can remain inside building materials long after surfaces look dry.
As wet materials release moisture, the surrounding air becomes humid and evaporation slows down. A dehumidifier continuously draws in humid air, removes water from it and releases drier air back into the room, creating better conditions for hidden moisture to evaporate.
For most leak-drying situations, keep windows and external doors closed while the machine is operating. Otherwise it also has to remove moisture entering from outside.
Water commonly soaks into
Plaster and plasterboard
Timber and floorboards
Carpets and underlay
Concrete and screed
Skirting, furniture and porous finishes
How long should I run a dehumidifier after a leak?
There isn’t one drying time that applies to every leak. For a relatively small or quickly discovered leak, 7 days is often a sensible initial hire period.
For more significant water damage, 2–3 weeks may be required, particularly where water has soaked into plaster, timber, flooring or other building materials. A room can feel dry long before the materials inside it are completely dry, so don’t rely purely on touch.
If you’re unsure, start with a week. Arctic Hire bookings can be extended if your property needs longer to dry.
What affects drying time?
The amount of water released and how long the leak continued
How quickly drying started
Which materials became wet
Water travelling beneath floors or behind walls
Room temperature, air movement and affected area
Benefits of using a dehumidifier after water damage
Commercial drying equipment creates a more controlled environment than relying on open windows and the weather.
Frequently asked questions about drying after a leak
Practical answers for drying homes and properties after escape of water and water damage.
Should I leave the windows open when using a dehumidifier after a leak?
+
Usually, no. Keep windows and external doors closed while the dehumidifier is running so it can concentrate on the affected room instead of continuously processing humid air entering from outside.
Should I use heating with a dehumidifier?
+
A moderately warm room can help moisture evaporate and improve the effectiveness of a refrigerant dehumidifier. Normal indoor temperatures with dehumidification and some air movement are generally more useful than making the room extremely hot.
Should I run the dehumidifier continuously?
+
During active drying, it is usually most effective to run the dehumidifier continuously, including overnight, provided it has been installed safely and there is no reason it needs to be switched off.
How soon should I use a dehumidifier after a leak?
+
Start as soon as reasonably possible after the source of the leak has been stopped and standing water has been removed. If water is still actively leaking, deal with the source first.
Can a dehumidifier dry wet walls and plaster?
+
Yes. Lowering the humidity encourages moisture inside plaster and walls to move towards the surface and evaporate. Heavily saturated walls or insulated cavities can take longer.
Can a dehumidifier dry underneath floorboards?
+
It can help reduce moisture in flooring and the surrounding structure, but a completely enclosed void may need additional access or specialist structural drying if substantial water has travelled beneath floorboards, laminate or insulation.
Do I need to remove skirting boards after a leak?
+
Not necessarily. For many small and moderate leaks, skirting can remain in place. Removal may be needed where water is trapped behind it or materials are already damaged or swollen.
How do I know when the room is dry?
+
A room feeling dry is not always reliable. Falling water collection is a useful sign, but significant structural water damage is better checked with a moisture meter or professional moisture assessment.
How much water will a 50L dehumidifier remove each day?
+
The 50L rating is a maximum extraction capacity under specified test conditions. Real-world extraction is normally lower and depends on temperature, humidity and available moisture. The aim is to maintain a low-humidity environment that encourages materials to dry.
Is a normal household dehumidifier enough after a water leak?
+
A domestic unit may suit a very small leak. If a wall, ceiling, carpet or floor is significantly wet, a larger commercial dehumidifier removes more moisture and is generally better suited to active water-damage drying.
Will a dehumidifier stop mould after a leak?
+
It can reduce the damp conditions that allow mould to develop, but it does not remove existing mould or guarantee prevention. Existing growth or prolonged wetting may need separate treatment.
Do I need an air mover as well as a dehumidifier?
+
Not always. A 50L dehumidifier is effective for many household leaks. For heavier saturation, an air mover can speed surface evaporation while the dehumidifier removes that moisture from the air.
What if I need the dehumidifier for longer than a week?
+
That’s no problem. Start with the hire period that seems appropriate and extend the booking if the property needs more time to dry. Hiring for several weeks is normal for larger leaks.
